Why James Hardie for Utah Homes

Built for Utah's
climate extremes.

James Hardie introduced HardiePlank to the North American market in the early 1990s. Since then it has become the most installed siding brand in America — and for good reason. Fiber cement handles everything Utah throws at it.

  • HardieZone HZ5 formulation — specifically engineered for Utah's freeze-thaw climate zone. Not the same product sold in Arizona or Florida.
  • 1 inch hail impact resistance — Class 4 impact rating available. Utah hailstorms will not dent or damage fiber cement the way they damage vinyl or aluminum.
  • Fire resistant — non-combustible — critical in Utah's wildland-urban interface areas. Hardie does not burn.
  • ColorPlus Technology — color baked at the factory not painted on site. 15-year color warranty. Dramatically more fade resistant than field-applied paint.
  • Adds significant home value — James Hardie siding consistently ranks among the highest ROI exterior projects at resale. Appraisers and buyers recognize it.

All 6 Hardie Styles

Every look.
Every architecture.

James Hardie offers six distinct siding styles — from traditional lap siding to modern vertical panels to authentic cedar shake profiles. Dallas installs all six and can mix styles on the same home for added visual interest.

HardiePlank Lap Siding
America's number one siding product. Available in 6.25 inch and 8.25 inch exposures. Woodgrain or smooth texture. The classic choice for Utah homes.

HardieShingle Siding
Authentic cedar shake appearance without the maintenance. Individual shingle profile. Popular for Craftsman and cottage style Utah homes. Staggered or straight edge.

HardiePanel Vertical Siding
Clean modern vertical lines. Available in smooth or Sierra 8 texture. Popular on contemporary and transitional Utah homes. Often combined with HardiePlank for visual contrast.

Board and Batten
Wide vertical boards with narrow batten strips. Farmhouse to contemporary. One of the fastest growing Hardie styles in Utah right now. Pairs well with black windows.

HardieTrim Boards
Window trim, corner boards, fascia boards, and decorative trim. Used to complete the installation and create clean transitions at all openings. Available in smooth or woodgrain.

HardieSoffit Panels
Vented and non-vented soffit panels that complete the roofline. Color matched to the siding system. Maintenance free. Replaces rotted wood soffit on existing homes.

ColorPlus Technology

Color baked in.
Not painted on.

ColorPlus Technology applies color at the factory under controlled conditions — multiple coats, baked in, sealed on all four sides. The result is dramatically more fade-resistant than field-applied paint and carries a 15-year color warranty directly from James Hardie.

  • 15-year color warranty — from James Hardie directly. Not just a contractor promise.
  • Caulked and primed at the factory — all butt joints pre-primed. Significantly reduces moisture infiltration risk at joints.
  • No painting for 15 years — unlike wood or engineered wood siding which requires repainting every 5 to 7 years in Utah's UV.
  • Available in most Hardie styles — HardiePlank, HardiePanel, Board and Batten, and HardieShingle all available in ColorPlus.

Stucco to Hardie Conversion

Only a stucco master
can do this right.

Converting from stucco to Hardie is not a simple siding project. It requires complete EIFS removal — which must be done forensically to preserve the sheathing. Full sheathing inspection. Rot remediation. New moisture barrier. Then Hardie installation. Dallas is the only contractor in Utah who does all of this under one contract because he has mastered both systems.

Why Stucco Removal First

Hardie installed over existing stucco is possible in some situations but not recommended by Dallas. The uneven stucco surface creates fastening issues, the moisture barrier cannot be properly inspected or replaced, and any hidden damage stays hidden. Full removal means a clean substrate and a warranted installation from day one.

1
Professional inspection and scope
Infrared moisture mapping. Visual inspection. Written scope covering removal, expected substrate conditions, and full Hardie installation. No surprises.
2
Forensic EIFS removal
Stucco removed in sections using scored cuts. Preserves sheathing integrity. Every area of rot or moisture damage documented on video before proceeding.
3
Sheathing inspection and repair
Every square foot of sheathing inspected. All rot replaced. All moisture damage remediated. Clean dry substrate before any new material goes on.
4
New moisture barrier
Fresh housewrap installed correctly. Proper drainage plane created. All window and door penetrations flashed before Hardie goes on.
5
Hardie installation — Elite Preferred standards
Hardie installed per Elite Preferred requirements — correct fastening, correct clearances, correct joint treatment. The installation that earns the 30-year warranty.
6
Trim, caulking, and touchup
HardieTrim at all corners, windows, and doors. All butt joints caulked. ColorPlus touchup paint applied at all cuts. Final walkthrough before closeout.

How Hardie Compares

Fiber cement vs
everything else.

Utah homeowners considering siding have three real choices — James Hardie fiber cement, vinyl siding, or engineered wood. Here is the honest comparison.

Dallas's Honest Take

Vinyl is cheaper upfront. It fades, warps in Utah's temperature extremes, and looks like vinyl. Engineered wood is susceptible to moisture damage when not installed perfectly — and installation is rarely perfect. Hardie costs more than both. It also lasts longer than both, looks better than both, and holds its value better than both at resale. That is why Dallas recommends it.

Frequently Asked Questions

James Hardie
answered.

The questions Utah homeowners ask before choosing James Hardie siding.

How much does James Hardie siding cost in Utah?
James Hardie siding installation in Utah typically runs $9 to $16 per square foot installed for a standard HardiePlank job including removal of existing siding. A 2,000 square foot home runs $18,000 to $32,000 depending on style, color, and substrate conditions. Stucco-to-Hardie conversions cost more due to the removal scope. Dallas provides a written itemized estimate — call (801) 518-5030.
What is the difference between Elite Preferred and standard Hardie installation?
Elite Preferred is the highest certification James Hardie awards. It requires proven installation history, ongoing product training, and compliance with Hardie's strict installation standards. Only Elite Preferred installations qualify for the full 30-year Hardie product warranty. Standard installations by non-certified contractors receive a reduced warranty. Dallas is one of very few Elite Preferred installers in Utah.
How long does James Hardie installation take?
A standard Hardie installation on a typical Utah home takes 1 to 2 weeks. A stucco-to-Hardie conversion takes 2 to 4 weeks due to the removal and sheathing inspection scope. Dallas provides a detailed schedule with every written estimate.
Can Hardie go over existing stucco?
In some cases technically yes — but Dallas does not recommend it for most situations. Installing over existing stucco prevents proper sheathing inspection, limits moisture barrier replacement, creates fastening challenges, and produces a result that is not eligible for the full 30-year Hardie warranty. Full removal produces a better installation, a better warranty, and eliminates the risk of covering hidden moisture damage.
What warranty comes with James Hardie installation?
Two warranties apply. The James Hardie 30-year product warranty on Elite Preferred installations — covering product defects in fiber cement. Plus Dallas's 1-year workmanship warranty on the installation work he performs — covering fastening, flashing, trim, and installation quality. Both are provided in writing. The 30-year Hardie warranty only applies to Elite Preferred installations — another reason certification matters.
